Sixty-01 is an 83-acre paradise in the middle of the Eastside, and those who say nature and condominiums cannot mix have not visited this beautiful property!
Our units are nestled around large ponds, amid mature trees, superb landscaping and acres of grass lawn. Three man-made 'lakes'—the largest covering an area of nine acres—are stocked with carp and sunfish.
Recreation abounds at every corner: Play tennis in either of two courts; walk, jog, or bicycle over four miles of paved, private roads and improved paths; exercise at the fitness center; organize an outdoor volleyball game; swim away the summer in any of four pools; even hone your fly-fishing skills one weekend each month! Bellevue's 18-hole Public Golf Course sits catty-corner from our south entrance and Grass Lawn Park—one of Redmond's premier recreational parks—is only a fast quarter-mile away. |

Begun in 1968, Sixty-01's construction was completed in 1972. Featuring city living in a secluded natural setting, its design and layout received national awards. Over the years, its well-planned array of diverse neighborhood settings, building styles and amenities have offered residents unique choices—with floor plans still modern and distinctive, and especially spacious by today's standards. In 1978, this stunning 770-unit, 83-acre, adults-only rental complex converted to family-friendly condos and by 1982 its operation had been fully transitioned to an owners' association. With its many features and Eastside-by-Bridle Trails location, many long-time residents will attest to the appeal of living Sixty-01's 'lifestyle'.
In addition to normal maintenance and upkeep, the Association has spent millions of dollars since 2000 on projects to revitalize Sixty-01's infrastructure and facilities. Some highlights are: 2002-2003: Total renovation of nine 5-story elevators; 2004: 2-inch asphalt overlay on all roads and parking areas; 2005: 2,000 feet of perimeter fencing and gate upgrades; 2006: renovate tennis courts, fitness spa, 'B' Pool, and begin a several-year program of converting composition roofs to long-life metal; 2007: replace irrigation systems; complete renovation of 'Main' Pool; update public areas in the Clubhouse; 2008: reopen the totally rebuilt regulation-sized indoor racquetball and handball court.

Since 2000, outside professionally-conducted reserve studies have been performed on our property every three years, and capital replacement projects scheduled yearly. Through careful budgeting, the funding of these projects in our annual maintenance fees has dramatically lessened the need for special assessments—the last of which ocurred in 1998—and permitted minimal-to-no annual increases in our dues.
The property is well looked after within Sixty-01. This is a gated community with security patrols. This has kept our crime down, while other communities have seen theirs go up. Our turnover rate is historically very low, approximately 60% of units are owner-occupied, and the property is FHA approved for both regular and reverse mortgages.
Residents enjoy spacious grounds. At a half-mile long and quarter-mile wide, Sixty-01's land use ratio permits an average of 4,700 sq.ft. per unit, with an uncharacteristic 70% of the property serving as common area for all our residents to enjoy!
